70-year property right refers to the ownership period of building property right, including: civil residential buildings, commercial buildings and industrial buildings. The ownership period of general civil residential buildings is 70 years. Education, science and technology, culture, sports and other land for 50 years; Industrial land, comprehensive or other land for 50 years; Business, tourism, entertainment facilities and other land use for 40 years.
In the legal provisions of our country, "land use right" and "house property right" are two different concepts. The maximum term of assignment of land use right is 70 years. After the expiration of 70 years of land use, the land will be nationalized, and the buildings on the ground will still be owned by the owners. Those who apply for land use right again shall pay the land transfer fee according to the land price level at that time. According to this regulation, the right to use commercial housing obtained by property buyers must and can only be based on the land use right of 70 years. After the housing developer obtains the land lease right from the land management department, the land use right enters the market circulation.
The difference between land use right and house ownership is that house ownership (that is, house property right) is permanent and there is no time limit. As long as the property is not completely damaged or lost, you can always enjoy the "indefinite registration column of real estate license"; Land use rights have a time limit. The state grants land users the right to use for 40, 50 and 70 years by means of regular land transfer.

(five) comprehensive or other land for fifty years.
